JVC is where many renters go when they want newer buildings at a better price. It’s less central, but the quality of housing is often higher for the same budget.

Business Bay sits right next to Downtown, but with more pricing flexibility. You can find both mid-range and premium options in the same area.

These newer communities are gaining popularity fast. Prices are slightly higher than budget areas, but you’re paying for better planning, greenery, and newer infrastructure.

These are some of the most affordable areas in Dubai right now. They don’t have the same prestige as Marina, but they consistently offer the lowest entry prices.
